If you are facing a pending foreclosure, or already in foreclosure, you are not alone! There are thousands of people in foreclosure at any given time. The best advice we can give you in this situation is to ACT NOW and do not hesitate.

Many people facing foreclosure do nothing and wait for a miracle. Short of a miracle, what can you do? Most people will consult an attorney. Usually they are told to file bankruptcy, which is not a solution. It is just a temporary delay that usually ends up with a sheriff's sale anyway. Then you have a foreclosure and a bankruptcy on your credit!

So how do you stop a foreclosure? Communication! Answer the phone, and open those letters. The bank doesn't want to foreclose, but they will if you refuse to talk to them. That is the single largest mistake people make. A majority of the time all you have to do is ask for help, and they will help you stop the foreclosure process. Yes, it can be that easy!

Before you consider trying to stop a foreclosure, you must first be honest with yourself. If you have just had a temporary setback, then yes, pursue the following methods. If your situation is not temporary, or you are just in over your head, then don't fool yourself and waste the banks time. Use the services of a professional to get yourself out of foreclosure.

What do you ask for? Well first you can try to ask for an agreement to put the payments to the end of the loan. This is called a restructuring agreement. You could also ask them for a forbearance agreement which would put off your payments for an agreed amount of time so you can get back on your feet. You can also try to make arrangements to make up the payment (s) a little each month. This is known as a repayment plan. If you truly have a hardship, you may be able to get them to reconfigure the loan with a lower interest rate, or extended time period to repay, which would lower your payment. All of these things you can do on your own and they will help you........ if you just ask.
